There are different reasons why people decide to sell their house. You might be downsizing, moving to a new city or looking for a new neighbourhood that would fit your current lifestyle better. If you’ve never sold a property in the past, the process seem quite straightforward and uncomplicated. While this is exactly how I want my clients to feel when they hire me as their real estate advisor, I also know that there’s way more to it than meets the eye.

Here a few thing to keep in mind.

  1. Marketing

    You want to ensure that your listing gets the deserved exposure from the get go. While MLS is a great platform, it might not be enough to find the right buyer. You want to make sure you get the right price for your property, and promoting your house in a professional manner will help you get the price you deserve. From making sure you have the right photos and an attractive description of your property, to staging the house for buyers to see it in the best light — your real estate agent will advise you on all aspects you need to keep in mind.

  2. Negotiation

    When selling a house, remember you will be, most likely, dealing with a realtor on the side of the buyer. Most realtors are good negotiators, and you need to make sure you are better than them. So if negotiating is not your forte, it could be a stressful experience. You don’t want to go too low, to devalue your house, but you also don’t want to be asking too much either. If your asking price is higher than the market’s average, you risk not selling your home for a long time, and this would send a negative message to buyers down the road. Your real estate advisor will help you to find the right price and will work for you to negotiate the best deal for your real estate.

  3. Code of ethics

    Realtors are held to the highest code of ethics, so when you work with a real estate advisor, you can be sure that all of your papers will be taken care in the most professional manner. From a legal perspective to a simple human relationship factor — your realtor will be working for you to make sure the process is stress-free, as they will be available to answer any real estate-related questions you might have.
